I found in a book called "History of Grant and Hardy Cos., WVA by E.L. Judy the following information on just the surname Sears:

16. William Sears and others to John Sears
75. John Sears and wife to George See, Sr.

page 22
Hardy County Land Book Entries 1786 shows a John Sears having 200 acres. Also its is mentioned that Seer might be a variation in Sears
