On 24 Jul 1802, John Ferguson, then a Member of the House of Assembly, Upper Canada [1800-1804], obtained a lease of 400 acres on Wolfe Island, which became known as Ferguson's Point. The terms were remarkably generous - a perpetual lease for just 5 shillings a year, possibly because he knew one of the owners, Patrick Langan of Montreal, and had been a witness to other Wolfe Island leases signed the year before, possibly acting as an agent for Langan and his ownership partner, David Alexander Grant, also of Montreal.

On 23 Mar 1821, he executed a "Memorial [handwritten copy] of a Deed of Gift" for 200 acres of Ferguson's Point to his "adopted Daughter Mary Kyte, heretofore Mary Patrick, daughter of the late Jermyn Patrick, late of Kingston aforesaid, Clock & watch maker deceased & of Sarah Patrick his wife ..."

Ferguson had granted his interest in the same 200 acres to Mary Patrick three years earlier, on 23 Jul 1818, but in an instrument dated 3 Nov 1820, "Mary Patrick of Kingston ... Spinster", with Henry W. Wilkinson as one of her witnesses, released the property back to John Ferguson.

The 1821 Deed of Gift to Mary Kyte "and to the Heirs of her Body, Lawfully begotten" contained a proviso that "in default of such heirs above mentioned, then the said premises above described are hereby given and granted unto the children of Eliza Aldham Wilkinson, heretofore Eliza Aldham Patrick, sister of the said Mary Kyte and wife of Henry W. Wilkinson ..." Henry W. Wilkinson was also one of the witnesses to John Ferguson's signature on this Deed of Gift.

On 14 Feb 1827, John Kyte mortgaged the 200 acres to William Wilson for 247 Pounds.

A John Kyte died 29 Jan 1830:
"Kyte, John. At the Dock Yard in Kingston, on 29th inst., John Kyte, clerk in the Navy Department, aged 33." The Patriot, Kingston, Thursday, February 4, 1830

On 22 Apr 1833, the "Proprietors of Wolfe Island" [namely the heirs of David Alexander Grant (his son Charles William Grant) and Patrick Langan (his daughters Julia Leslie, Maria Johnson and Charlotte Forsyth)] deeded to John Kyte 76 acres of this property, so that it was no longer a perpetual lease, but owned outright. I need to pull this instrument again to see if it makes reference to him being deceased! On the same date, the Proprietors deeded ownership rights to Mary E. Wilkinson [Eliza's daughter] for another 51 acres, and to Richard Smithers another 235 acres of Ferguson's Point, previously held under assignment of the original 1802 lease to John Ferguson. Each recipient paid 5 Pounds for this confirmation of title.

The Last Will and Testament of John Aldham Kyte (Mary Patrick Kyte's son) gives additional information.

In his will, dated 29 Jun 1849, he describes himself as a "Merchant".

"I give and devise unto my nephew John Aldham Kyte Drummond, son of my sister Mary Ferguson Drummond" ... his property on Wolfe Island, being "fifty one acres of land, be the same more or less, which may be known as the land formerly owned by George Markland Wilkinson as heir at law or divisee of his sister, the wife of Joseph Wilson."

All the rest and residue of his entire estate, John Aldham Kyte bequeathed to "Miss Ellen Ann Smith, now of Kingston, sister of Mrs. McCuaig and [sic.] wife of James McCuaig of Montreal in the province of Lower Canada, forwarding merchant ..." only if at the time of his death she was still living and never married. If Ellen Ann should have died before him, or have at any time been married before his death, then all was to go to his nephew John Aldham Kyte Drummond.

The Will was witnessed by "the Honorable John A. Macdonald of said Kingston, Barrister at Law [and future first Prime Minister of Canada] and James Nickalls of said Kingston, Barrister at Law and clerk of the peace."
