This indenture made this first day of June in the year of our Lord one thousand eight hundred and ninety seven between Lucy a. Cochran, D.L. Pitner, F.M. Williams of the county of Union and Lumpkin of the first part and M.W. Pitner of the county of Lumpkin of the second part,
Witnesseth: That the said parties of the first part, for and in consideration of the sum of three hundred dollars, in hand paid at and before the sealing and delivery of these presents, the receipt whereof is hereby acknowledged, have granted, bargained, sold and conveyed, and by these presents do grant bargain, sell and convey unto the said party of the second part, his heirs and assigns, all that tract or parcel of land, lying and being in the county of Union and state of Ga. And known as a part of the A.H. Pitner farm It being below and north of a dam across Tocowa River built by A.H. Pitner commencing at the dam on the East side of river running East a line established by the marking commissioners appointed by the superior court of Union County, to the original line of lot of land No.367 thence north along said line to the original line of No. 366 thence west along the line of 366 to west corner of 366 thence along south side of 365 to Frank P. BrooksherÂ’s line thence following F.P. BrooksherÂ’s line to the line established by the said marking commissioners thence East following the line made by marking commissioners to the starting point.
To have and to hold the said bargained premises, together with all and singular the rights, members and appurtenances thereof to the same being belonging or in anywise appertaining, to the only proper use, benfit and behoof of him the said party of the second part, his heirs and assigns forever in fee simple.

And the said parties of the first part, for themselves, their heris executors and administrators, will warrant and forever defend the right and title of the above described property unto the said party of the second part, his heirs and assigns, against the claims of all persons whomsoever.

In witness whereof, the said parties of the first part, have hereunto set their hands and affixed their seals, the day and year first above written.
