DENNIS CORNWALE’S LAND ADJOINS 630 ACRES CORNELIUS KEEIFFE 1714

To whom this present writing shall come greeting in our Lord God ever lasting. To here as Cornelius Keefe of Stafford County upon his suggestion of a certain quantity of land belonging to me in the said county which is now laying out the same and having now returned a survey thereof under the hard of Mr Thomas Hooper survey. Know ye that love that I for and in consideration of the composition to me paid and the annual rent here after granted made over and confirmed and doe by these presents grant made over and confirm unto the said Cornelius Keeife six hundred and thirty acres of land situated lying and being on the south side of Niapscoe Run in the county aforesaid bounded as follows, Vitz beginning at a marked white oak standing on a point on the south side of the run. And on the upper side of a small branch and extending thence up the said small branch, thence north forty four degrees west one hundred forty four poles to a white oak standing in these small branch, thence north forty four degrees west one hundred nineteen poles to a Spanish oak. Thence north four degrees east thirty eight poles to a black oak thence north forty six degrees thirty nine poles west seventy two poles to two black oaks growing together at the roots. Thence north thirty degrees east forty eight poles to a white oak standing by a small branch. Thence north twenty eight degrees thirty minnets west one hundred and eight poles to the red oak saplins growing near to each other thence north twenty two degrees past fifty six poles to a red oak sapling standing by a glade. Thence north sixty degrees east two hundred thirty two poles to a white oak standing by the side of the said Niapscoe Run and at the cower end of a piece of low ground thence up or nigh the said run side south forty two degrees east sixty six poles south eight degrees east seventy poles south thirty four degrees east twenty two poles to a great marked hickory standing between the two inward marked hickory’s on the said run side being corner tree of a tract of forty nine acres of land granted to DENNIS CORNWALE and now in the possession of the said Cornelius Keeife thence along a line of marked trees made for the said DENNIS CORNWALE south twenty eight degrees west fifty two poles to a black oak corner trees of the said forty nine acres of land. Thence along an other of the said lines south sixty degrees west forty five poles to a black oak standing at the head of a valley thence along an other of the said line south eighty two poles to a black oak standing on a stony ridge thence along on other of the said lines south fifty nine degrees east forty three poles to a marked white oak standing between two inward marked white oaks on the side of a branch spring out of the said run at the upper end of a piece of low ground thence along another of the said lines down the said branch of North east twenty four poles to the mouth thereafter thence up the run according to the meander thereof to the beginning. Together with rites members and appurtenances thereunto belonging Royal Mine, excepted and the full third part of all lead, tinn, Copper, Coals and iron mines that shall be fourteenth to have and to hold the said six hundred and thirty acres of land together with all rites profits excepted be same belonging or inany way appertaining excepted before excepted to him the said Cornelius Keeiffe his heirs and assigns for ever. He the said Cornelius Keeiffe his heirs and assigns therefore yielding and paying to me my heirs or assigns forever, he said Cornelius Keeiffe his heirs and assigns yielding and paying to me my heirs or assigns or to the certain attorney or attorneys of me the said proprietor or to the certain attorney or attorneys of my heirs and assigns proprietors of the said Northern neck yearly and every yaer on the east of St Michaels the Arch Angel the fee rent of one shilling sterling money for ever. Eighty acres of land hereby granted and so proportionably for a greater or a lesser quantity. Provided that if the said Cornelius Keeiffe his heirs or assigns shall not pay the before record annual rent so that the same or any part thereof seale be behind or unpaid by the space of two whole years after the same shall become one if law fully demanded that then it shall and may be lawful for me my heirs and assigns proprietors of the Northern neck aforesaid our or either of our (certain attorneys or agents unto the above granted premises to reenter and hold the same so as if this grant had never passed given at my office in Westmoreland County within my said proprietory under my seal my agent and attorney fully authorized thereto. Dated the Elventh day of January in the first year of the reign of our Lord George of Great Britian and King Defender Anno Dom 1714/5.
