I need to get to / contact the Primitive Methodist Archives but this will be a task for next week. I'm not sure who the 'Land Transfer Office' are now, or where their records might be? I have found some leads on 13 Webb Street via the WCC Archives search (also attached): It appears Gardner owned the property?

With respect to Annie's possible sons: NZBDM has two records that might match:
1876/931 COOK George James Cook parents Annie / William
1877/12287 COOK Ernest William parents Annie / William

There are no earlier births to parents Annie / William, and those after occur after a period of 3 years, at which time John Edwin COOK is born in 1880 to parents Annie / George.
