To all to whom these presents shall come---GREETING: KNOW YE, That in conformity with a Survey made on the Seventh day of April one thousand eight hundred and fifty two by virtue of Land Office Treasury Warrant No. 19655, there is granted by the said Commonwealth, unto James A. Boggs, assignee of Peter Dobbins, a certain Tract or Parcel of Land, containing twenty five acres, lying in Braxton County, on the O'Brian's fork of Steer Creek, a branch of Little Kanawha river and bounded as follows viz: Beginning at a sugar tree a corner to a survey made for Jacob Shock, running thence N.50.E. 44 poles, crossing O'Brian's fork, to a white oak, N.45.E. 60 poles to a hickory N.31.W. 16 poles to a white oak, N.2.E. 28 poles to a beech N.52.W. 17 poles, crossing the Lowder fork to a white oak, S.33.W. 34 poles to two white oaks S.63.W. 40 poles to a white oak & beech S.71.W. 44 poles to a white oak S.86.W. 72 poles to a hickory & water beech in a line of another survey made for said Jacob Shock, S.7.E. 14 poles with the same to a beech & Sugar, a corner to same, S.43.E. 7 poles, Crossing the Creek, to a buckeye, a corner to a survey made for Benjamin R. Hutchinson S.77.E. 76 poles with the same to a white oak, N.58.E. 28 poles to a sugar tree corner to same S.80.E. 40 poles crossing Lowder run, to a buckeye S.24.W. 67 poles to the beginning with its appurtenances
TO HAVE AND TO HOLD the said Tract or Parcel of Land, with its appurtenances, to the said James A. Boggs and his heirs forever.
IN WITNESS WHEREOF, the said Henry A. Wise Esquire, Governor of the Commonwealth of Virginia, hath hereunto set his hand and caused the Lesser Seal of the said Commonwealth to be affixed, at Richmond, on the first day of September in the year of our Lord one thousand eight hundred and fifty seven and of the Commonwealth the eighty second.
