As an aside, some folks own land but not the "mineral rights". Oil companies purchased mineral rights to ensure their ownership. Thus, the poor land/homeowner is up the creek without a paddle. Title insurance covers the homeowner but 'tis a wise investor that ensures the title is traced back to origination. Heir-property can be acrimonious.
